Like, you want to mimic the product.

There's a bit of pressure.

Like when you pull into The Agency

and everybody's in Bentleys and Mercedes,

you're kinda like,

"Okay, well, I got some work to do."

But I love my "Mazdarati." [laughing]

are two junior agents on my team.

Today I'm taking them

to my new listing on Rexford

because I think

it's a good teaching moment to show them

how to show a $20-million house.

Anyone would k*ll to have this listing

because it's a seven-figure commission.

So part of my job as the team leader

is to make sure we're setting

all of our agents up for success.

Sometimes we gotta throw 'em into

the deep end and see if they can swim.

But I've got a little surprise planned

for Brandon and Sonika today.

They're gonna be like, "Oh, no."

[laughing]

I want to just walk through

and just give you guys some tidbits

on how to show a house of this size.

When you're showing a $20-million house,

there's different etiquette and protocol.

Sure. I would imagine.

Jon is a boss.

He's, like, polished from head to toe.

Suited and booted, buffed and puffed.

Right? So it's like anything.

Do your research up front.

Your job is to try to read the room

But more than anything,

Jon's eyebrows are iconic.

You need to be a bit of a chameleon

[Brandon] They need

their own office at The Agency.

Both of them.

I usually just start

with, like, just a basic overview.

"Okay, so, welcome to Rexford Drive."

Interestingly, it was originally owned

by Edward G. Robinson,

a silent film actor back in the day.

So, a lot of cool history here.

Why don't we take you

into the living room? We can start there.

-[Brandon] Oh!

-[Sonika] Okay, this is beautiful.

One of the things

that I really like about it

is the juxtaposition

between the more modern amenities

and the old-world character and charm

that you just can't find in houses today,

like the intricate wood carvings

above the fireplace mantle,

and the piano-key crown molding,

and the coffered ceilings that just

give it so much personality and charm.

[Sonika] What kind of floors

are we walking on?

These are wood floors.

This brings up a really great point.

There's a very graceful and

intelligent way to say, "I don't know."

-You don't have to know everything.

It's just casual confidence.

which, as you can see

I'm hoping in this moment

that I'm being assessed for who I am

and that we're not, like, a combo.

You have to give your client

the sense that you know your product,

and you're confident,

and if you're not confident about it,

I'm not trusting you.

I'm gonna go get another agent

and I might buy this house,

but I'm not buying it with you.

These rookies,

they have a great mentor in Jon,

but at the end of the day

what makes or breaks a real estate career

is somebody's ability to perform.

So, Jon has a lot of work to

get these guys to where they need to be,

so he better get started.

My first sale

actually came from door-knocking.

I've never really done that before.

He's very likable.

Joey Ben-Zvi is the archetypical

Angeleno kid,

who basically floated through college

after graduating, you know,

Beverly High or something like that.

And then now is at a company

because his friend's father started it.

But what I will say is

is that he knows how to work me.

I think he knows how to work

a lot of people,

which ultimately will serve him,

because he naturally

is a very charming guy.

It's tough. I came to LA, like,

I found an outlet

in the most unlikely of places,

And then fell into the music industry.

and Ozzy Osbourne, and Marilyn Manson.

I was a roadie.

I did all kinds of things that

don't necessarily match the appearance.

You never know.

You never know

who has what it takes to cut it.

I built my business on open houses.

Like, that's how I started.

By the way,

Alexia pitched me on her being the lead

on our house in Bel Air on Milldale.

Right? And so I gave her the listing.

No surprise, right?

And I'm super excited to have her lead,

you know, that that transaction.

She's on a six-million-dollar listing,
