Walking into the door,
you were disrespectful to my client.

You showed up wearing sunglasses.

Out of curiosity, what are the type
of people in your network?

His straight-up word was, " pompous,"

and that was the general tone
of the entire showing.

I think I went in
with a little bit of doubt,

-and I should've never doubted--
-Why?

-No reason.
-That's insulting,

and that's the second time
you doubted me.

I doubted that this was perhaps
a credible buyer.

I went in to ask him about his clients,
he was reserved to tell me.

You're reserved when I ask you,

"What do you do when you go home?

What's your hobby?" You're reserved.

You're gonna shame my client
who has billionaire clients

'cause he doesn't give you
the first and last name?

I don't think it was
a 100 percent disrespectful.

I was just reserved and skeptical.

I wouldn't say
that I disrespected him,

but I apologize if you felt disrespected
or your client felt disrespected.

Noel was judging Justin a hundred percent.

[Peggy scoffs] He was...

He said this on the car ride.

If it wasn't for me,
he would've just walked right out.

So, I could've lost that client
based on your actions.

Jeez.

[Michael] We have a few months
to sell properties.

We simply cannot have
a huge issue going on with our team.

Noel needs to understand
that he doesn't represent himself

when he goes out.
He represents all of us.

And furthermore, this is now
the second time that you insulted me.

Even at your birthday,
you, again, insulted me,

and you said,
"Well, bring me a qualified buyer."

I was abrupt, because it was my birthday,

-and I was distracted.
-No, that's not true.

I'm scared for Noel.

[laughs] I'm scared for Noel.

He is not gonna be able to hold his own
versus Peggy right now.

I just feel like every time
we have a conversation,

specifically about that property,

you're just very off-putting and...

the way I look at it
is that we're all a team,

and let's get this done.

I started looking at ways
that we can work together

and properties
that you can bring in your clients.

-I'm on board.
-Is there something I did

-that has offended you?
-Never.

If it is, tell me.
I can handle it. I'm a big girl.

-Nothing. I think you're a rock star.
-Thank you.

Was it the greatest showing? No.

Was it the worst showing?
I don't know.

But I actually genuinely feel bad
that it wasn't my best performance,

and so I'm gonna let her have this one.

He's certainly invited back
any time he wants to

to the property.
We're happy to show him the property.

If he wants to, I will bring him back.

I had to see you.

-What happened?
-A lot.

-For real?

So, first of all, sick house.

[Jimmy] I know.
I just got it this week.

[Michael] It's beautiful.

I gotta get into pressing.

Things got pretty intense.
Peggy was calling out Noel.

Noel was very submissive,
which was surprising.

But, it was getting really crazy,
the banter back and forth.

You have no idea.

You have no idea.

-It was so bad.
-It was really that bad?

Something did not go right
with the showing and...

The sh*t hit the fan.

She walked in the house
with her buyer,

excited to see
a $33 million property.

He opens the door... I'm Noel.

-Welcome. Let me show you around.
-[laughing]

Here. There.

[laughing]

And he kept these bad boys on
the entire time.

Oh, my God.

And Noel felt like
he wasn't a credible buyer,

and he said that
in front of Peggy's buyer.

To say that in front of a buyer
is very disrespectful.

-Yeah.
-For a $30 million house.

I give Peggy some credit for really saying
how she felt about the situation.

Well, you don't think that buyer's

-gonna talk about that?
-Exactly.

That bridge is burned.

Even if he liked the house,
he's not coming back.

Peggy definitely has
a valid reason for being irritated.

That could've cost her the buyer
and potentially the sale.

-How did it end?
-That's the thing.

I don't think it got resolved.

This is a business.
You have to get along.

Even if you don't like somebody,
you have to respect them.

Everyone just needs to mind their business
and focus on getting new deals done.

I just sold a house
for ten million dollars.

I've already closed four deals this summer
while they're sitting around arguing.

You know, the one thing that's different
between us and Noel and Peggy

is they are a little bit newer
to our brokerage.

I think maybe some of their attitudes
and some of what's happening

is because they don't feel
included with us.

Absolutely. I think it might even be
like a little envious of our bond.

We just have to figure out a way
to bring these other two agents...

-[Jimmy] In the fold.
-...in the fold, and to feel inclusive.

We gotta bring them in,

but their behavior
is still not acceptable.

There was a lot of back and forth,

so there's bad blood there.

If we nip it in the butt
and we just get rid of it--

I think it's the butt.

is extremely special.

It's a historical piece of art.

It's right off Main Street
in Sag Harbor Village.

Sag Harbor Village, right now,
is where everyone wants to be.

Arguably the best restaurants
in the Hamptons.

And on top of that,
you have this really awesome setting

of just a gorgeous harbor that's
been around since the start of time,

because it's an old whaling town.

So, a lot of these houses
have a lot of history.

I'm inviting Justin from the city
to see Jimmy and J.B.'s listing today.

Six Union is the five bedroom,
five full bathroom,

two half-bathroom home
built in the 1760s.

The kitchen is beautiful.

It has brass finishes.
It's just nicely done.

It honestly is a masterpiece
within Sag Harbor.

-It was quick. It was fine.

[Peggy] I'm thankful
that Justin came back,

especially after that disaster
at Marine Boulevard.

I think Noel did more harm
than good at that showing.

This house was actually
Captain John Hulbert's house.

the American flag prototype. Okay.

-Originally constructed in 1760.
-Okay.

It went through two renovations,

most recently,
two years ago with my client.

In terms of what you are looking for,
is this sort of...

Are you narrowed down
to the Sag Harbor area?

We've been looking
for over the Hampton area.

We're looking at unique
investment type things.

Sure.

We saw one very modern on the water,

significantly higher
than the surrounding homes.

-Marine Boulevard?
-Yes.

-I got it.
-Yeah.

So, I... I'm gonna be tough.

That's okay.

Reputation's everything.

After what happened
at Marine Boulevard, I know that

there is a chance to redeem ourselves

and redeem the reputation of our company.

It's on me to make that happen.
Now I have to deliver.

I work with different clients,
some look for somewhere with families.

I can't think of anyone that's looking

for Revolutionary w*r specific,

-but you never know.
-[chuckles] It's a tough market.

-But it depends. You know? Yeah.
-That's top notch.

I brought him here
'cause Sag Harbor Village

is obviously historic
and beautiful in its own way.

This is where trades are happening.

There's a lot of value.

So, this is part
of the 1760 colonial build.

This room was here,
you know, 250, 300 years ago.

[Justin] Okay.

[Peggy] My favorite room.

-My favorite room as well.
-Great room.

[J.B.] So, these beams here,
these are a part of the original build.

[Justin]
Beautiful kitchen. Love it.

As much as originally colonial,
this is not colonial at all.

-Not at all.
-This is European French.

So, you're almost expecting that sort of,
like, food experience.

Just sort of expect
to have more of a dining room.

It's a great point.

[J.B.] I can definitely see where this guy
may have tripped up Noel.

Part of real estate is knowing how to
handle every personality you come across.

Initially, I was nervous and now,

"This is gonna be like
any other tour that I've done."

-This would actually be a open area.
-You can. Completely.

Big, huge farm table type thing.

[Peggy] J.B.'s a rookie,
and he's showing

so much more professionalism
and knowledge than Noel did.

I think that is what differentiates
a regular broker from a good broker.

You have a four-story elevator which is
a nice element, amenity of this property.

-Oh, wow. Four stories.
-[Peggy] Yeah.

Okay. All right.

[Peggy] I got stuck in an elevator.

[J.B.] If we get stuck, I have snacks
in this hidden cubby.

I'm kidding. We'll be fine.

[Justin] Yeah, beautiful.

[J.B.] This is gas or wood-burning.

Nice. I like that it's both.

You completely didn't present this
as I would expect you would.

Fireplace, the view, everything.

I was waiting
to surprise you a little bit.

The price point's significantly higher
than the surrounding homes.

Everything else is around two to three.

Look, he seems like
he's very intelligent, sophisticated.

The type of people I love to work with.

And he knows his sh*t, and so do I.

There's a few newly renovated
colonial captains' homes,

and that's really what I base
my comparable properties on.

Over the last year and a half,

there's been three trades of homes
that were less square footage,

do not have an elevator
or some of the amenities.

Those trades happened
in the mid to high sixes?

We're only listed at seven-four.

I always say bring whatever.
Bring anything.

It's a starting point.

As long as it doesn't have a five,
bring anything, see what happens.

-Like, you never know.
-So, like a four.

-[Peggy laughs]
-Don't do that.

[chuckles]

You only said five.
You should've said five.

[J.B.] Look at this.

-It's not bad, right?
-We own the world.

It's beautiful.

-Some Scarface stuff.
-[J.B.] Yeah.

So, what's going on
with you business-wise?

6 Union is finally getting the hits
it deserves.

Jimmy and I have had
a couple personal showings.

They went well.

We have another scheduled showing
tomorrow morning.

You know?
We need to sell this thing,

because think it's gonna move quick,
but it's still sitting there.

I wanna tell you
what kind of friend you are.

You haven't offered me one drink.
Can I have some water?

-I'm sorry. I'm too comfortable here.
-You're comfy.

My wife is going through labor.

Let's say I get that call,
she's ready to give birth,

-and I'm plastered out of my face.
-Like, the one day,

the hour where you're like,
"Babe, can't make it.

Know that at any second,
it could happen.

What's not helping
is being on the edge of the world

and not having any cell service.

No, of course.

Life is crazy.

My wife is two and a half centimeters
dilated.

So, I am so, so excited,
I am freaking out.

Throughout the entire night,

my wife was up sitting Indian-style
on the bed, rocking back and forth.

The thing that could make
what happened last night scarier

is if she was facing
the corner of a wall, and...

[J.B.] The cross on the wall
turns upside down.

[Michael] Yeah. "What is going on?"
I throw holy water on her.

[J.B. laughs] It burns.

-[both laugh]
[Michael mimics sizzling]

I don't know. I look at you, and I'm like,
"Goodness, you're gonna be a father."

I'm getting to the point
where I'm mature enough. I've had my fun.

It's like, "All right.
You need to be a man" almost.

I feel like that's your parents talking.

It's always been my parents.
In my family, that's...

Tradition.

"You're gonna be 29.
When are you gonna be a man?"

What did I tell you?

I'm like, "That sounds like
your parents told you that, dude."

You have to be
in a serious relationship, engaged,

-be married to be a man?
-No.

That sh*t wears on you.
Like, it wears on you.

That's personal life, and then in addition

is everything that we're trying
to do at work.

That's why coming back
to the Hamptons was, like,

a very, very, very crucial
big decision in my life,

'cause if real estate doesn't work out,
and the market tanks,

and you're left with these houses here,
like, what do you do?

It's not like a guarantee
that things are gonna go well.

J.B., in life, there's no guarantees, man.

You just have to take chances.

For J.B., his life has been
picture perfect all the way through.

He is used to always succeeding
in doing everything

how it's supposed to be done.
Now he's to that point

where it's make or break,
and he's getting a bit nervous.

Thirty is the new 21. Okay?

You be yourself, man.

You're a great-looking kid.
You have a huge career in front of you.

You have a lot going on.

I know you,
and you over-analyze and overthink,

and you're worried. "If this doesn't work,
where am I gonna be when I'm 30?"'

-Well, yeah. I'm worried about--
-Just don't effing worry, bro.

No, unfortunately, my biggest thing is
I always care about what people think...

-Yeah! You can't care.
-...and I wanna appease everyone.

You have to be you.

In everything I've done,
starting when I was a young kid,

I've always wanted to prove myself.

My parents put that pressure on me,

but I've always put an extreme amount
of pressure on myself

to be the best at whatever I was doing.

I just expect things to happen overnight.

And I wanna be successful overnight,
and sometimes that's not the case.

But, like, honestly,
this truly helps a lot.

Like, in the least,
like, bromance kind of way.

No, I know, dude. I love you.
You know I love you.

I've been bred to be, like, tough

and not wear your emotions
on your sleeves--

Yeah, I wasn't.

But you need to talk
about things like this.

I've definitely had second thoughts
about moving home,

but having my best buddy there
to help me navigate through life,

which is maybe taking me a bit longer

than some other people,
is extremely helpful.

That's why he's one of my best friends.
I'm lucky to call him that.

You are going to be the best father.

-You know that.
-I know.

It's not an official open house,
but Sandy's jewelry event

is the perfect opportunity and a huge step
to landing a potential buyer.

This is the house on the block
that everybody... congregates.

or they're envious of it.

He's the evil twin for a reason.

-There is a reason,

but he knows his real estate.

Always the right price
for the right product.

-Who's selling who? Are you tag-teaming?
-He comes, plays good cop.

So it's definitely a buyer's market.

[Sandy] So, they're champagne
and white diamonds.

[Noel] There's still a bit of friction

and animosity, I think,
remaining with me and Peggy,

but getting the opportunity
to sell this house is massive for me,

and so I'm not gonna let that distract me.

My focus right now is my client
and making some connections.

I have a magazine called
Hampton Spectator. I'll give you that.

Part of this is our
ten-year anniversary collection.

-Congrats!

[Noel] This is gonna make you want
to get your real estate license.

I grew up in Cottage Grove, Minnesota.
It's a town outside of the Twin Cities.

When Joel and I were 17,

my brother-in-law thought we were
a little bit directionless,

and so he dragged us along
to a real estate conference.

It was kind of a get-rich-quick
kind of a scheme-y place,

but I was very enamored
by the presentation.

I felt maybe our path to success
and maybe riches is through real estate.

Do you see why I do what it is I do?

Okay, so the views from the second floor
were pretty cool.

Views from the third floor is
on a whole 'nother level here.

I'm starting to daydream a lot about
what a Noel/Joel team could look like.

If I start bringing him along to
these kind of events and parties,

he's gonna capture that Hamptons lust
the same way that it captured me.

-I have a question.
-Yeah.

If you're selling this house, are you
buying her another house, you think?

-Me?
-Yeah, you.

I don't represent her. Noel does.

-I didn't know that.
-Yeah.

Why did I think it was you?
I thought you did it together?

I brought him a buyer the other day,

um, and if--

[Peggy] It was an interesting showing.

and he didn't have answers

"How'd you come up with this number?"

That level of 30 million,
there should be certain things.

Maybe he's super-c*ck
because he got big listings.

My client was like,

"Who does an entire showing
wearing sunglasses?"

If I'm bringing you a client,
A, don't disrespect me.

It was just such a awkward,
awkward experience for all of us.

And I walked out of there so upset

and just more pissed off at Noel,
of how he handled the situation,

especially if you're dealing
with a property like this.

Have a bit of finesse.

We want to do her next house.

Here's the thing. She knows my tricks.
She sees me coming from a mile away.

-Okay, fine.
-She's like, "Oh, what now?"

-Shock.
-Yeah.

Whenever... You texted her, too.

-What did she say?
-I texted her to ask how she's doing.

What?

-You're such a...
-It's a nice thing to do.

Oh, my God. You text,
"Oh, good morning. How do you do?"

I'm not sending "good morning"
and "good night" texts to my clients.

-The occasional "How is everything?"
-"Morning, sunshine."

-Yeah.
-[laughs]

-"I'm coming over with coffee..."
-I only send those to Peggy.

-[Anna] Is that true?
-False, that's a hard no.

[Chloe] Everyone should just be quiet.
The ocean's so nice.

[Michael] So, the hotel,
we don't know the square footage

because the hotel was part
of the restaurant and the bar, right?

-Are you there?
-[woman on phone] Me?

Yeah, you.

I thought you were talking
to somebody else.

No. It's just me in the office.
So, 14,000 square feet is what?

Is that everything together,
or we made a mistake

and the 4,000 square feet
has to be the hotel?

There's no way that small,
nine-room hotel is 14,000 square feet.

[woman] So, then...

Yeah, we... I...

I have a laser tape measure.

-We can get there and... try.

[Michael]
I have a baby on the way.

I need money and I need more business.

I recently partnered with Sara,
an agent from my brokerage,

on a massive hotel in Southampton Village.

I know you feel the same.
We don't want misinformation.

We wanna make sure
that we represent this...

impeccably.
We have to figure this stuff out.

[Sara] No, man, I completely understand,

but yeah, the data's getting assessed.

Got you.
All right, I have to call you back.

-Okay.

It's a mess.

We are planning an open house
for the listing,

but we still don't have
the confirmed square footage.

So, we need to figure this out now.

There's zero transparency in this,

and I'm co-exclusive
with somebody on this.

But I think I need to be involved
in every part of this,

because the brochures have
the wrong square footage,

they have the wrong bedrooms, bathrooms.

Um, everything is a little bit of a mess,

and I'm really not happy with it,
being my first commercial deal.

-If you fault, if you--
-If you misrepresent.

Anything, even the square footage...

-Absolutely.
-or even a cent off taxes,

the buyer could back out
even if the taxes are ten cents off.

[Peggy] Michael is stressed.
Sara's giving him the wrong information.

He's stressed about the baby.

He's got all these new deals,
his first commercial property.

As a team,
we should all be working together,

and you're only as strong
as your weakest link,

and I don't like watching him struggle.

I wanna nip this in the butt
from inception.

Listen, we just started staging
and getting all that stuff done.

So, as long as we take care of this
and manage this and control it,

-I think we'll be okay.
-Look at it this way.

There's not that many inns, hotels,
restaurants for sale out here.

So, the fact that
there's not that many available is a plus,

but the information you put out there
has to be correct.

Absolutely.
There are other variables involved.

It's a co-listing.

So, me not being able to have everything
and being able to do what I do,

um, is making me literally crazy.

-You'll fix it, don't worry.
-No, I know.

With her, there's a lot of stuff going on.
I'm a little bit, uh... perturbed.

I feel this is a more appropriate time
to talk to you about something.

It's not bad on you.

It's just to let you know what's going on
behind your back a bit.
