to book reservations

less than ten hours ago,
and the response is pretty overwhelming.

-April, Sarah.

We've gotten some reservations.

-And we're at 105,000.

Now it just means we need to hustle

to finish the property still.

[Sarah] Having money going into the bank
account for a change is a huge relief.

But now there's no margin for error.

If we're not ready for opening weekend,
we need to give all of that money back.

We're opening in six weeks.

-Your face shows your look of concern.

I'm pretty concerned.
We've got most of the rooms done.

Rick's team still has some to finish,
but they're on schedule.

[Sarah] We have
a beautiful finished lobby.

Then there's the pool,
and the patio's not ready.

-I think we start there.
-Yeah, good idea.

Especially because the patio is such
a huge part of what this experience is.

But it's nowhere near finished.

If we don't get it done in three weeks,

our restaurant partners won't have
enough time to get it ready for service.

The Heydays patio
is now our top priority.

We're at the "looks worse
before it looks better" stage.

-Yeah, 100 percent.
-[Sarah] So much work ahead.

[April] Restaurant patio.

We're all part of Rick's Construction,
we feel part of the team now.

We know time is of the essence.

-We need to open for Labor Day.

So we wanted to regroup with you

-on our plan out here.

Our first priority is getting
some sort of shade structure built.

Thinking something custom, big, white.

Something we can hang plants off.
Get some lighting strung underneath.

-Can we do that?
-We don't have time to build a structure.

Even with twice the manpower,
I'm not sure that's possible.

We're under the g*n to get done
doing the rooms.

The pool, we haven't really gotten to yet.

The thing with the shade structure
is it's not just for shade.

We want to add plexiglass,

so when it rains,
we still have a restaurant.

This is the only option for the restaurant
partners to actually make money.

It's pretty hard on a rainy day to say,

"Sorry, you're gonna have
to close up the restaurant today."

Order one, find one, bring it in,
and we'll see how much we can do to help.

I don't mind the idea
of buying something that's prefab,

so long as it fits with our vision.

Thing number two is we've got this weird,
big divot in the middle of the patio.

We would have loved to have covered
this entire patio in decking,

but we recognize
that was a bit out of budget.

So our thought is build
a large planter bench over this.

Something we can put some plants in,

but also function as a bench
that diners could sit on.

It's tricky to do on the timing we have.
Maybe we should look at buying one.

-Outsourcing it.
-This is a dream crushing conversation.

-Yeah.
-A reality check.

[Sarah] Yeah.

I think we should give Grant a call

and see if he could take on
some custom projects…

Our budget for the Heydays patio is super
tight, so we need to get extra creative.

It's gonna be an eclectic mix of furniture

with some fun paint details
on picnic tables,

and beautiful tiled two-tops.

But tiled tables are expensive,
so I'm taking matters into my own hands.

[Sarah] This is the two-inch
square mosaic tile.

We have this really pretty
terracotta-colored grout

that we're gonna put in.

And this is the perfect size, so I really
won't actually have to cut any tiles.

Making this video super quick
'cause I'm afraid the mortar's gonna dry.

To be honest,
I'm pretty pleased with myself.

I think it's looking really good.
Only nine more to go.

[Sarah] The patio's still
a work in progress,

but we're moving ahead
with the Heydays' menu tasting.

-That's a very large bottle of rosé.

[Evan] It's a pinot noir rosé.
Super fresh, super crisp.

We asked them to do food
that aligns with our brand.

I feel like it's a really special,
throwback,

good-ol'-days moment
to get a lobster roll.

We went ahead
and ordered a shade structure online.

Turns out the official name is "pergola."

[April] We picked one that's white,
so it's one less thing to paint.

And it seems pretty simple to assemble.

[Sarah] It wasn't cheap,
but it'll save us time

and really help complete the patio vision.

Created a great assembly line
to build our shade structure.

[machine whirring]

How you feeling about this task, April?

You know, it's not rocket science.

It's cool, I got it.

Screw computer work. We need a break.

We need to do something
a little more active.

So here we are, working hard.

[April] Who's excited
to talk about the pool?

People are gonna be sitting around this
pool with c*ck in hand in five weeks,

which is insane.

We're thrilled to be sold out
for opening weekend, but also terrified.

This pool is an eyesore.
It looks like it needs a lot of work.

[Sarah] This is the heart of the motel,

so we need to create
an amazing poolside experience.

I think the big question is,
what happens with this pool deck?

I mean, it's the biggest problem
with the pool.

We really have dreams
of, like, a beautiful, tiled pool deck.

It's not an option to tile right now.
You need to somehow get this level.

I honestly feel like
it should be just gone and start over.

How much would that cost?

To rip out an entire pool
and concrete deck, 60 to 80.

-[Rick] Yeah. Maybe.
-60 to 80?

I wish we could do it.

-Same.
-But we don't have that money left.

-Yeah.
-The budget for the pool is $50,000.

And that's not just fixing it,
but that's furnishing it as well.

-We have to get more creative.

It is part of being the project manager
of a motel renovation.

I have to find a concrete contractor
who can work with what we have.

[April] I hate these fences!

We want glass everywhere.
Courtney, have you priced anything out?

To do the whole pool deck
was around 30,000.

-What option can we actually afford?
-[Rick] For sure wood.

My priority would be
if we could at least do some glass.

I would really love the restaurant patio
and the pool

-to feel more integrated.

[Courtney] We can do that. A lot to do.

[April] The pool work's
officially commenced!

[Courtney] Today is a really exciting day,

because we are hard at work on the pool…

Hot tub's coming out.

All of the fence came out.

The property's gonna look very different
by the end of the day

than what it did at the start.

I spoke too soon.

Once the pool was drained,

we discovered that a lot
of the mechanical systems aren't working.

And until we fix that, we can't even start
replacing the concrete deck.

So now, we're not only behind schedule
on the pool, we're gonna be over budget.

Definitely not a good day.

[April] This is the pool.

How sad.

We are weeks away from opening,

and I'm at what we call the heart
of the motel.

The pool.

There's all of these unknown issues
that pop up,

like skimmers,
and, like, filters, and all of that stuff.

And I think the scary thing
is the rest of the project,

we can work as hard as we want to
and get it done,

but when it comes to the pool,
there's nothing I can do.

So I'm pretty stressed out about this.

[Sarah] We're not off
to a great start with the pool.

But we're moving forward
with our vision for the exterior.

[April] We're embracing
the authentic cedar shingles

because they're beachy and retro.

But we're painting the front
of the restaurant and the A-frame white,

including the rock walls on the side.

[Sarah] And we have a huge decision
to make about the main motel building.

Pink or white?

I can't look yet. I'm nervous.

[April] The white just feels too modern
with the roof the way it is

and this, like, retro rock wall.

and we've been looking for those moments.

we'll have a pink motel.

and something exciting is about to happen.

The infamous outdoor Knights Inn sign
is coming down.

This feels like a really big moment,
because it feels like

the official transition point
of the property.

Our sign will go up,

and then it will really feel like
The June has made it to Sauble Beach.

It's crazy.
We've been waiting a long time for this.

[April] Well…

So this is still not done.

I thought it was gonna save us
so much time.

-No.
-I though it'd look a little sleeker.

-I hate the posts.
-[Courtney] I know.

-We all looked at this and approved it.
-We all agreed.

-We agreed. I regret not having it built.
-Building our own.

Once we have some hanging plants
or rattan pendants--

[Sarah] I think we can pull it together.

We haven't Junified it yet.

Now that we're not really committing
to, like, an interior of the restaurant…

-[both] Yeah.

Okay, so we've had
the picnic table painted.

I'm thinking you add a stripe detail,
so you still have a lot of white space,

but you got a pop of color.

Love that we decided to go with
the very affordable picnic tables,

but I think when we do this,
it's a very affordable upgrade

-to make these super unique and special.
-Yeah.

We have a pink bar with yellow chairs
that are gonna be mixed in.

The tiled table tops have almost
a terracotta grout.

The grout is very similar to this color.
Do we want something that's matchy-matchy?

[April] There are no real rules
when it comes to mixing colors.

We like to play within the color palette
until the balance is just right.

-[April] We should grab a yellow chair.
-[Sarah] Probably.

-[April] Make sure we like it together.
-[Sarah] Okay… Ooh.

-It's looking a little dark.
-So…

There's something I don't like
about it being perfectly centered.

-I don't know.
-I agree. Does it feel a bit awkward?

Should we try, like, half of this one
in the same color?

[April] Sure. I kind of love embracing
an off-centered stripe.

Something, like, a little more unexpected.

[Sarah] This may help.

My kind of painting.
High impact, quick, easy.

-Obviously this is all getting repainted.
-[April] I already like that a lot better.

-Kind of looks funky already.
-Yeah.

It feels more purposeful.

[April] I love the cavern clay,

-but it's too strong.
-[Courtney] Too much.

I'm kind of thinking the lighter pink
is another option.

-There's a bit less contrast to the white.
-[both] Mm-hm.

[Courtney] It already looks good.

-The blush looks good with that.
-[Courtney] It does.

-Put a beautiful, big plant on it.
-[Courtney] Yeah.

These are our dishes.

-The rosé looks great with the blush.

-It'll look lush and soft.

And, like-- But this… this feels good.

[April] The 24 guest rooms
are coming along.

[Sarah] Rick's team only has
a handful more to finish.

[April] The pergola's almost up. We'll
have shade and eventually rain cover.

[Sarah] We're still really worried
about the pool.

[Courtney] These mechanical problems
are a big issue.

There's a lot more to finishing this pool
than I had anticipated.

I've spoken to countless pool companies,
but it's peak season.

I can't find anybody available to fix it.

And we can't start on the concrete deck
until the pool itself is fixed.

I will continue until I find the solution.

[Sarah] There's this large divot
in the middle of the Heydays patio,

so our fix is to cover it with a bench
that's also a planter.

Rick's team is too busy to build it.
We called in Grant again to help us out.

[Sarah] Grant has arrived
at the motel with the planter bench.

Are you excited to see the planter bench
in its home?

Yes.

I was very pro painting,
but I actually really like it.

It almost makes the restaurant
feel more intimate.

You're not seeing the whole patio,
you're seeing your little side of it.

It also did such a good job of covering
the giant hole or dip in the patio.

There is a shortage,

Getting plexiglass
is proving to be a challenge.

It's being used in a lot of businesses
for social distancing.

[April] We're happy with how it looks
from a shade structure perspective,

but without the plexiglass,
it's not really a rain cover.

[Courtney] I found a pool company
with the parts we need,

and they're being installed today.

But it cost us over $5,000
and set us back almost two weeks.

Now, we've got to move fast
on pouring the new concrete pool deck.

[April] Once we do that,
can we tile the deck?

[Courtney] It's not gonna work
with our timeline and budget.

We're really tight right now.

We need to get this deck finished
so that Rick can move on with the fence.

So all we have time
for now is plain, fresh concrete.

-The concrete's gonna be smooth, nice?
-It's gonna be as nice as you can get.

We can do our own sealant
on top that's white.

Would I have preferred tile? Yes.

[Sarah] Can we afford tile? No.

We're just lucky we can afford any type
of deck after the pool repairs.

We are investing so much money
into this pool.

This is what we've been up to.

Oh, boy. It's all black mold.

Wait, that's-- Yeah, that's all mold.

Yeah, we gotta take 'er right back down
to the studs.

[Courtney] I got a frantic call
from Rick this morning

because his team just discovered
a leak in one of the guest rooms.

I don't know what we're gonna do now.

It's crazy how one tiny, tiny drip
can cause so much damage.

I was already freaking out just thinking
how much work we have left to do.

I don't know if we can open on Labor Day.
This is a pretty-- pretty huge issue.

[sighs]

So this sucks.

-What do you actually think it is?
-I think it's in the water line.

-The main water line.
-Which is in the cement above.

[Courtney] The main water line runs
all the way through the building.

If we have to replace that,
that's a major, major job.

What are the possible… situations?

Bust all the cement out on the floors.

Like, all of the floors
that we literally just tiled brand new?

-[Rick] It's a big job.
-[Courtney] I know.

We have a problem.

So there's a massive leak
in one of the rooms.

There was a bubble.

Rick took a tool and poked it,

-and it just flooded down.
-[sighs]

Um… And then we delicately
started opening things,

and you can see Rick's, like,
look of terror.

[April] Terror and rage.

I just don't understand.
We gutted those bathrooms!

But we didn't change the main lines.
If it's the main lines that are leaking…

[Sarah] What does that mean?

It's possible we would have to rip open
all of the floors on the upstairs rooms.

-Worst case scenario.
-[sighs]

So, yeah, we really don't know.

We won't know
until the plumber, Pete, gets here,

until they start opening more things up,
shutting the water off,

and doing a proper assessment of it all.

I assume we don't know how much
this'll cost to fix.

-We need to figure out the plan--
-[Courtney] No idea.

But more problematic is that it could
just really affect our timeline

in actually being able to finish
all the other work for Labor Day.

-We need to open. More so than ever.
-[Courtney] Yeah.

We're already dealing with trying
to finish the patio,

and the pool
that still needs a ton of work.

These rooms
were supposed to be under control.

[April] If we have to push opening weekend
again and return all of those deposits,

-I don't know how our business survives.
-[Sarah] It doesn't.

And we absolutely don't have the money
to redo all those guest rooms.

I found Pete, but he's just a little busy.

[Pete] The main shut-off valve
in the wall actually cracked over time.

-It was steadily dripping--
-[Courtney] Is this it?

[Pete] That's the piece.

That's what caused the leak
down through the floor and the concrete.

This crack is unique.

We checked all the other rooms.
I don't see it happening.

-[Sarah] So it's not the main line?
-[Pete] No, no.

If the main was leaking, you'd know.

-[April] Okay, good.
-[Sarah] Okay, that's--

-[April] I feel a lot better.
-[Pete] We'll just replace the valve.

-How much is a new valve?
-Those are 20 bucks a pop.

This has been a really bad situation,
but we caught it early.

It's not gonna make us redo the work
in all the rooms.

-No.
-[Courtney] And, thank God,

-it didn't happen when guests were here.
-[Sarah] Yeah.

Now we know it's just a small valve in
one bathroom that needs to be replaced,

we can breathe a huge sigh of relief.

[Sarah] We still need
to fix the damaged bathroom down below,

but that cost is actually doable,
and Rick's team is getting on it ASAP.

It could have been so much worse.

to present the Heydays patio

to our restaurant partners tonight,
so we've got to finish it.

I know it's feeling like chaos right now,
but it is shaping up.

[April] If we can pull this patio off,
I'm happy enough.

But seriously,
we still have some work to do.

You don't walk in
the front door anymore,

so how do we give some presence
to this welcome spot?

[April] Styling an entrance space
is like styling any other space.

You really want to create design moments.

are perfect for this.

It's like instant landscaping.

six months ago in a snowstorm,

and now this is what
you've turned it into… incredible.

[Sarah] We're sorry we couldn't deliver
on the interior of the restaurant.

Our original hope was to cover the top
of the pergola

so that it protects against rain.

That is the plan, still.
It may not be here for opening.

As long as the weather holds,
we'll be fine.
