an offer out for my client, Patrick,

who's selling the house for Sierra Mar.

They're at 21, we're at 19.
I think we're gonna land around 20.

-[Heather] Amazing.

I have my listing up on the Bird Streets,

on Nightingale for eight-nine-nine-five.

My client Jamie will be coming in tomorrow
so I can pitch some renovation ideas.

Honestly,
there's a lot you can do with it.

Well, you guys know,
you were all at the house

in Woodland Hills
with my client, Thomas Bryant,

and so that one closed,

and I'm so excited to say we finally
closed on his new house on Grand View.

It's a five-million-dollar house.

more things to bring to the office,

but, unfortunately,

Jason's dad is actually
getting ready to list his house.

And so I know Jason's down in OC a lot,

but it's probably going to need
a little bit of zhuzhing up.

I know it can be really tough
building up a list of clients,

and I know Vanessa
can be a really good agent.

She just needs a little more experience

and some help
to meet clients through listings.

They were still attorneys at the time.

Well, um, I have this beautiful property.

It's really gorgeous, stunning views,

and I think it would be really fun

And then I met this agent.

Actually, I was at a brokers' event,

and she was really cool.

Her name's Chelsea,
and her and I just vibed really well.

So, I thought it would be fun
to have her come by the broker's open.

She can help me find a client,
because she promised she knows everyone,

and I would love for you to meet her,
see if you like her,

see if you think she'd be
a good fit for the brokerage.

Oh, so she wants to come here.

I feel like she might bring good listings,
and Jason said she was really smart. So…

She was selling real estate
for about six years,

and then she had two babies,
so she took a year off,

and now she's trying to get back into it.

What happened to playing nice
and being professional in the office?

absolutely everything,

Last time I went dress shopping was
with Heather, picking my wedding dress,

and now she's using
my same dress designer.

They reached out to me, like,

"We just wanna clear this by you,
make sure this is okay."

I was like, "Yes, of course."

So, now, she's literally getting married,
and I'm not even invited to her wedding.

Wow. Okay.

It's really weird, but you know,
her and I had a sit-down the other day,

and I was having
an allergic reaction that day.

So, I was late by, like,
probably, like, 45 minutes.

She just immediately jumped
on me like a little Chihuahua.

But her and I basically,
I feel like we're in, like,

a good place of moving forward,

'cause at least we're talking now.

I feel my friendship
with Heather can be repaired,

because her and I were so close,

and we loved each other a lot.

And I feel like maybe that's something
both of us will look back and realize.

Well, the main thing we have to do is

do an amazing job with this broker's open,
get you in front of Mary.

I want Mary to meet you
and see how amazing you are.

And I'm gonna meet the lady
that said that I'm not a real realtor?

I love to give the benefit of the doubt.

I try to teach my kids that.

If there was a girl in my daughter's class
that was talking crap about everyone,

but was nice to my daughter,

I would say, "I don't want you
to associate with that person,

because that is not a kind person."

I just don't live by those rules.

And he was taking a peek at Nightingale,

and I think that it could be a perfect
fit for what Jamie's trying to do.

Emma had great ideas, you know,

some key things that if we did,
would raise value of the house.

[Emma] And I discussed
with one of the contractors,

and I did bring a breakdown of the costs,
so we can take a peek at that.

You know, I think
if we target for eight million,

you know, we put a million five
to a million 75 into the interior…

Having the pool right out there
with the kitchen concept,

complete Fleetwoods.

You know what I mean?
So, that opens right up.

High-end buyers, they're always looking

for the kitchen to be
the center of the house.

Nobody wants it in the back corner.

So opening up the kitchen,

moving the pool
is going to add a ton of value.

Obviously, the most
expensive cost is the pool.

So, I think that's going to cost around
half a million dollars to do that, easily.

Total spend, you'll get into
around ten-two to around ten-four.

Emma is absolutely crushing this pitch.

She got all the numbers,
she did all of her research.

I could not be more impressed.

So, net after sales,
a million five to two-four.

There's so much potential
in this property.

[Jamie] Yeah. I think so too.

Ideally, if we could keep construction
costs at around a million, that would be--

-With the pool or without the pool?
-With the pool.

-I think that's tough.

And he's asking nine right now?

Yeah, but I do think, especially if

there's a deal to be had.

Tell me about you. Christine mentioned
she thought you'd be good at our office.

And so tell me about yourself.

Okay, so, born and bred in London,

I'm of Nigerian descent.
My parents are both Nigerian immigrants.

I got my real estate license in 2015.

I love to speak to people.
I love opulence.

I love fantastic, fabulous houses,

and I'm really good
at getting what I want.

You know? So,

if anybody is good at selling people
on something that's fabulous, it's me.

So, my first deal,

I managed to sell my husband's house
and get two listings on the back end

for four million dollars each,
and sold them both.
