And I was like, "Actually, the opposite.

I think someone doesn't talk to me,
to this day,

because I was so loyal towards
you and Romain."

She was just like,

- [Christine] She had nothing to say.

So, did you and Mary end
on a bad note?

I don't know. I mean, not being loyal.

After everything that's happened between
Mary and I, I just want to move on

that my clients need.

But Nichols Canyon it's
in the middle of nowhere. [laughing]

your best interests at heart.

I do think it'd be a good idea
to come down a little on the price

just because when I look
at what else is on the market

and comps in the area,
price per square foot is a little lower.

I don't think square feet is lower.

I mean, you're getting views,
a great yard, a very nice house.

Price per square feet,
they're getting a deal.

The house is gorgeous. It's absolutely
stunning. You did an amazing job.

But the ball is in the buyer's court

and it just... [inhales deeply]

You know, especially at this price point,

they know they have the power,
and there's a lot of inventory.

No house ever comes
without any challenges,

but this one has definitely
had quite a few.

I've had to deal with a barking dog,

some very cranky neighbors,

and we happen to be right
underneath a huge flight path.

It's one of those things where if you're
open to maybe dropping it slightly,

I think it's the best move.

- Uh...
- Let's-- Chrishell is creating

an efficient market place.

- We've held it open every single Sunday.
- [Chrishell] Every Sunday.

There's nobody out there
that doesn't know about the house.

So, there's nothing left but price.

And I do think a lot of times when
you're putting in your search keys,

what if it's not even coming up
on someone's search because...


or something like that

if they're typing it in.

The difference between people
that are buying up to four million

to the difference of people buying
up to five, you know, in the Valley,

- our pool drops by a significant amount.
- Yeah, yeah.

[Jason] By the way, I hate to interject,

but I like the idea
of a $200,000 reduction

because, guess what, we might be having
this conversation again in a month.

We'll have just sh*t ourselves in the foot
and wasted a $100,000 reduction.

- We might as well go for it.
- I agree.

[Guy] I mean, it kills me
to even make a reduction.

Even a $100,000.
$200,000 is more than I want.

I can meet you guys half way
if you want, we can go 4.499.

Get under that price point, you know,
under the 4.5...

I like 4.399.

- No, I'm not ready for that.

[Jason] I think if we can get
a price reduction,

I think that that justifies us
redoubling our marketing dollars.

Fair is fair, we'll do everything again.

We'll take the full page ad out,
we'll do new open houses,

we'll do new broker opens.

That'll resend it out to everybody,
it's now back in their inbox,

I get to call all those people
that have expressed interest

that saw it in the past.
Every single person now,

I get to call them up and be like,
"Let me show it to you again."

But we can't keep remarketing
every time we get $100,000.

We can't keep throwing money
and time at this.

That's not in my hands. I'm just relying
on you guys to move this forward,

and hopefully close it,
and get that buyer there.
